NOTE: residential design fees are typically 5-10% of construction costs, depending on scope of work
Design and Construction Documents: 3-9 months
This includes design, refinements, and documentation, as well as the time needed for any engineers to complete their work. If your project is in a historic district or HOA the timeline may extend based on specific or additional requirements for their approval.
Schematic Design
Informed by the site, context, and/or history, Schematic Design focuses on your needs/wants, the experience of the home, the home's relationship to the site, and the overall design concept of the home. This phase involves 2D & 3D for site planning, floor plans and exteriors to convey overall intent and massing. Meetings are used to discuss the design(s) and refine them until we create the best solution.
Design Development
Design Development is when the “look” or “style” of the home is defined; materials are chosen and details are discussed and developed in 2-D drawings with some 3-D renderings of main spaces.
Construction Documents
Construction Documents are the final deliverable you receive, including consultants such as structural, MEP (Mechanical, Electrical, and Plumbing), etc. These detailed plans are used by General Contractors to price the design and obtain Building Permits.
Building Permitting: 1-2 months
The time necessary for permitting is dependent on the the local jurisdiction and varies based on how well they are staffed and how many projects they are reviewing.
Construction: 12-18 months
Construction for a new home typically takes 12-18 months, but can take more time based on the size, complexity, and location of the project. The General Contractor is responsible for the project schedule, but estimating 12-18 months for construction is a good start.
Construction Administration:
During construction, the architect makes periodic site visits, as needed, to insure the project is being built to the aesthetic intent of the Construction Documents.
Fee Structure:
The architectural design fee is a flat fee that gets you the complete construction documents ready for permit/construction. Construction Administration is provided on an hourly rate basis.
